Tips for Selling
Take note of these handy tips that will help you maximise your sale price.
Get some rose hip oil or lavender oil and wipe it around your door frames and on any wood features in the house, it makes the house smell beautiful and it gives the wood some condition too! Plant flowers that are due to bloom just around the time of selling or import some colour from your local nursery. It will give your home more appeal from the street so that when buyers drive by they want to take a closer look. The houses that sell quickly are the houses that are presented well. Take away all little ornaments and photos and replace with a vase of long stemmed flowers. Clean floors and windows and make sure the house smells as good as it looks! Floor Coverings, This could be a great time to consider the cleaning of carpets - not only do they look so much better, they also add to that feeling and smell of freshness. Vinyl, covered and wooden floors are easy to keep clean, especially if they're well polished. Windows and Drapes, On a clear day you can see forever, but only if the windows and sills are fresh and clean and will enhance that view. Once clean, it's a simple operation to wipe the condensation away in the morning. Dogs are a person's best friend and cats are cute. But animals, like mildew may diminish the clean, fresh presentation of your home. A well aired home will smell even better with a little assistance from a few judiciously placed bowls of potpourri. Beware of the agent who discounts or quotes the lowest commission - if they're so willing to give away their own money, what will they do with yours? An agent who discounts commission, must discount on service and you will quite often lose the benefit of the discount in commission in a lower eventual sale price - after all these are not skilled negotiators. Counters and Cabinets, A very important feature to most house hunters is plenty of counter and cabinet space. Clean off counters, and make sure your cabinets do not look like they are busting at the seams.Pay attention to the "finishing touches" - the serene background music, the tidy bathroom , the made beds, and the bouquet of flowers. Open a few windows - the air will be fresher. A welcome mat at the front door is inviting, and please, no laundry running in the machines while you attempt to catch a few more minutes of lost time!If people unaccompanied by an agent request to see your property, please refer them to your real estate professional for an appointment. Your agent is your own personal skilled negotiator, allow them to do their job and show through all prospects. GARDENS, Ensure that your lawn is neat and trim. The buyer will not want to wade through metres of grass just to get to the front door. Prune any branches and remove any leaves that may invade the paths of your home. What Stays? If you are going to keep any of the chattels of the home when you move - it is imperative that you make sure your agent knows the exact details. For example, if you intend to keep the curtains in the children's bedroom or a light fitting with sentimental value your agent will need to note these on the contract. A recommended alternative is to simply replace these items prior to any inspections to avoid confusion. When selling your home there are no guarantees that a buyer will simply walk through the front door. In many cases you may have to bring your home to the buyer. Effective marketing (A combination of any or all of Internet, Agent Database, sign board, newspaper advertising etc) will help ensure that your property receives maximum exposure to attract a ready, willing and able buyer.Communicate your feelings, Tell your agent how you would like your house described in advertising. You know your home better than anyone. This is a team effort and your agent welcomes your input.Don't hide problems, Tell your real estate professional all about the home: good and bad. Let your agent decide how to handle any negatives and feature the positives. Bathroom, Put away all but the most-needed cosmetics, brushes, perfumes, etc. Keep necessary items on the counter in a small basket or on a tray. Consider bleaching the stained grout and re-grouting tiles that are mouldy or cracked. Also, put away small rubbish bins or hide them behind the toilet, and keep the toilet lid down.As difficult as it may be, try to maintain your home in ready-to-show condition at all times. (Make beds, remove clutter, put dishes away.) You never know when your agent may need to an inspection on little or no notice and the selling process can be stressful enough without you having to rush home to get rid of this morning's dishes! The kitchen, Clear off the benchtops, organise all cupboards and drawers. Add drawer organizers to suggest efficient use of space. Neat, organised shelves and drawers fool the eye by appearing larger. Store seldom-used small appliances and large baking pans. Clear refrigerator fronts of messages, pictures, etc. Prop a cookbook open. Place a clear glass bowl of fresh lemons on the counter to provide a fresh and pleasant aroma. Dab extract of vanilla on a few light bulbs for the aroma of goodies baking in the oven. Thin out closets, If your clothes are packed to the rafters, place enough in temporary storage to give the impression that your home has adequate closet space. Fix it - Loose knobs, sticking and squeaking doors and windows warped cabinet drawers, and other minor flaws detract from home value. Have these minor faults fixed if it can be done with a minimum of time and cost. Many buyers believe that there are ten problems they haven't noticed for every one they do see. Fix that faucet too. Dripping water discolours sinks and suggests the possibility of other faulty plumbing. Curb Appeal, Look at your property from the buyers' vantage point as they approach in their vehicle. If the mailbox is the first thing they see, it should be free of dents, clean, and fresh in appearance. Are trees or shrubs along the drive properly trimmed back? Is the lawn mowed, hedge trimmed, garden pruned? Try to keep the leaves raked and the lawn cleared of other debris. Give a list of recent improvements to your agent for buyers to see. This will provide them with a good understanding of how well maintained the property has been. back to top
